Terms of use for wegc.fund.

These Terms of Service (the “Terms”) govern your use of wegc.fund and any related pages or subdomains we operate (together, the “Site”). The Site is operated by WEST EAST TRADE GROUP PTE. LTD. (“WEGC”, “we”, “us”). By accessing or using the Site, you agree to these Terms.

1. About WEGC

WEST EAST TRADE GROUP PTE. LTD. is a private company incorporated in Singapore (UEN 202505772C). Its registered office is 7 Temasek Boulevard, #12-07, Suntec Tower One, Singapore 038987. WEGC operates as a private company with members limited to fifty and does not invite the public to subscribe for shares or to deposit money.

2. Use of the Site

You agree to use the Site only for lawful purposes and in accordance with these Terms. You may not (a) upload malicious code, (b) attempt to access non-public areas of the Site or our systems, (c) misrepresent your identity or jurisdiction, (d) use automated tools to extract data at scale, or (e) use the Site in a manner that infringes our or any third party's rights.

3. Information on the Site

Information on the Site is provided for general orientation only. While we make reasonable efforts to keep information accurate and current, we make no warranty, express or implied, as to its completeness, accuracy or timeliness, and we do not undertake to update or correct it. The Site may contain forward-looking statements; these are subject to risk and uncertainty and may change without notice.

4. Real-estate transactions

Real-estate transactions referenced on the Site are conducted directly between you and the relevant developer or counterparty under separate written agreements. WEGC acts in an introducer / agency / advisory capacity, with the specific scope determined by a separate engagement letter or developer mandate. Independent legal review of contracts, title and lease documentation is the responsibility of the buyer; we strongly recommend engaging qualified local counsel before signing any binding document.

5. Private capital information

Information about private real-asset participation is non-public and is provided only on request, after KYC/AML, suitability review and execution of private legal documentation. The “Private Capital” page on the Site is descriptive in nature and does not by itself constitute an offer or solicitation. Specific economics — including any references to target returns, allocation periods, fees, hurdle rates, preferred return or hold horizons — are part of private documentation only and apply only after such documentation has been signed by both parties.

6. No guarantees of return

You acknowledge that any investment in real assets carries risk, including risk of partial or total loss of capital, illiquidity, currency risk, regulatory and tax risk, construction risk, and market risk. Past performance is not indicative of future results. WEGC does not guarantee any return, yield, coupon, capital gain, completion timeline, rental performance, occupancy or resale outcome. Any indicative ranges shown on the Site are working assumptions and not commitments.

7. Eligibility

You must be at least 18 years old and legally capable of entering into binding contracts in your jurisdiction to use the Site. WEGC may decline to engage with any prospective client at its discretion, including based on KYC/AML or suitability outcomes.

8. Intellectual property

All content on the Site — including text, graphics, logos, images, project passports and structural elements — is owned by WEGC or its licensors and is protected by applicable intellectual property laws. You may view, download and print individual pages for your personal, non-commercial reference only. Republication, mass copying, scraping, training of artificial intelligence models, or commercial reuse without written permission is prohibited.

9. Third-party links

The Site may contain links to third-party websites for convenience. We are not responsible for the content, accuracy or availability of such third-party sites. Linking does not imply endorsement.

10. Privacy

Your use of the Site is also governed by our Privacy Policy and Cookies Notice, which form part of these Terms.

11. Limitation of liability

To the fullest extent permitted by applicable law, WEGC, its directors, officers, employees and agents shall not be liable for any indirect, incidental, consequential, special, exemplary or punitive damages, or for any loss of profits, revenue, goodwill, data or business arising out of or in connection with your use of the Site, even if advised of the possibility of such damages. Our aggregate liability arising out of or in connection with your use of the Site shall not exceed SGD 100, except where applicable law does not permit such limitation. Nothing in these Terms excludes liability for fraud, fraudulent misrepresentation, death or personal injury caused by negligence, or any other liability that cannot be excluded under Singapore law.

12. Indemnity

You agree to indemnify and hold harmless WEGC and its directors, officers, employees and agents from any claim, loss, liability or expense (including reasonable legal fees) arising out of or in connection with your breach of these Terms, your misuse of the Site, or your violation of any law or third-party right.

13. Suspension and termination

We may suspend or terminate your access to the Site, with or without notice, where we reasonably believe you have breached these Terms or applicable law, or where required by regulators or service providers.

14. Changes to these Terms

We may update these Terms from time to time. Material changes will be posted on this page with a new effective date. Your continued use of the Site after such changes constitutes acceptance of the updated Terms.

15. Governing law and jurisdiction

These Terms are governed by the laws of Singapore. Any dispute arising out of or in connection with these Terms or the Site shall be subject to the exclusive jurisdiction of the courts of Singapore, save where mandatory consumer-protection provisions of your jurisdiction provide otherwise.
