What is being prepared
Following the 2025 pilot cycle, the 2026 round focuses on selected Phuket resort real-estate opportunities under documented developer relationships, with the same disciplined due-diligence and KYC/AML approach.
Specific projects, structure, allocation periods and economic terms are part of private documentation. They are shared only after a counterparty has cleared onboarding.
How participation works

Identity, source-of-funds, sanctions/PEP screening, suitability review.
Private materials
Information memorandum and project documentation under NDA.
Signed documents
Engagement letter and transaction documentation reviewed by counsel.
Public expectation
- Target horizon: 24–36 months depending on project structure (indicative; not a commitment).
- Returns: deal-specific, not guaranteed; sensitive to developer terms, rental performance, resale liquidity, taxes, fees and market conditions.
- Documentation: participation only on the basis of signed private agreements.
- Capacity: limited; allocation may close before the round date if capacity is filled.
