From expression of interest to private documentation.
A private capital relationship begins with a brief expression of interest. From there, we run KYC/AML, suitability review and confirm whether your case fits our coverage. Only after that step do we share private materials.
Participation is non-public, limited in size, and subject to project availability and to signed legal documentation. We are deliberately not a retail platform.
No fixed yield, no guaranteed return, no “invest now” button, no public IRR figures, no public minimum ticket. Specific economics — preferred return, allocation periods, structure — are part of private documentation only and subject to applicable law and signed agreements.

Once cleared, you receive private materials under NDA: project, structure, economics, timelines, risk factors.
Signed legal agreements
Participation is documented through private agreements reviewed by independent counsel. No participation without signed documents.

2025 pilot allocation cycle focused on selected Phuket resort real-estate projects, developer relationships and operating procedures. Closed with target operational indicators achieved under conservative assumptions. Detailed performance is shared privately with eligible counterparties under NDA only.
2026 private allocation round is currently in preparation. Expressions of interest are open. Participation is limited, non-public and subject to project availability, KYC/AML, suitability review and signed private documentation.
References to target horizons (typically 24–36 months depending on project structure) are indicative working assumptions. Returns are deal-specific, not guaranteed, and subject to developer terms, rental performance, resale liquidity, taxes, fees, regulatory environment and market conditions.
